goals.

That was the point.

“What if the goal is protecting tenants?”

“Then buying may or may not be the best way.”

“What else?”

“I don’t know.”

We investigated.

Not because I took over.

Because Melissa asked me to help.

That permission changed everything.

The local housing nonprofit knew the property.

They had tried to interest the owner in preservation incentives.

He refused.

A community development organization sometimes purchased small buildings and maintained affordable rents.

They lacked enough capital for this one.

Melissa met their director.

I attended only because she invited me.

The director, Anita, explained that a partnership might work.

Melissa could contribute some capital.

The nonprofit could seek grants.

A community lender could finance repairs.

Professional management would handle tenants.

Melissa would not have to become a landlord.

Her face changed as Anita spoke.

Not disappointment.

Relief.

That told me something.

Afterward, I asked, “How do you feel?”

“Like I don’t actually want to own an offered seventy-five thousand dollars from her trust as a voluntary investment in the preservation project.

Not a gift.

An investment with modest returns.

The nonprofit would purchase the building if negotiations succeeded.

The Open Hand Fund became relevant.

I recused myself from the board discussion because Melissa was family.

That one.

The board independently approved a grant for accessibility improvements, contingent on purchase and tenant protections.

Not because Daniel lived there.

Because the project fit the fund’s mission.

That distinction mattered.

The seller initially rejected the nonprofit’s offer.

Then his first commercial buyer withdrew after reviewing the inspection.

He came back.

The nonprofit negotiated hard.

Carl stopped smiling.

I considered that a bonus.

The final purchase agreement life.

Daniel’s former apartment became vacant during renovations.

The nonprofit director asked whether Melissa wanted to see it.

She did.

I went with her.

The apartment had been repainted many times.

Nothing remained from Daniel.

No furniture.

No marks.

No smell.

Just rooms.

Melissa
