Roy’s loan application was February twenty-first.

I read it three times.

One week before the hospice incident.

The property-transfer document had been prepared shortly afterward.

The sequence was too clean to ignore.

Roy needed collateral.

He did not own Hawthorne Lane.

He represented to a lender that ownership transfer was pending.

Then he arrived beside his heavily medicated father with a transfer document and a pen.

Sandra sat on the cedar chest with Margaret’s wedding dress folded beside her.

“I didn’t know about the loan.”

Officer Bennett looked at her.

“Did Roy tell you why he wanted the house transferred?”

“He said me.

“Did he?”

“No.”

Arthur had an accountant.

A lawyer.

Investment managers.

But if he had wanted to transfer Hawthorne Lane to his children, he would not have needed Roy to download a form from the internet.

Sandra understood that now.

“I should have known.”

Her voice was almost inaudible.

I did not comfort her.

Some realizations needed room.

Bennett photographed every page before replacing the documents.

Then he examined the lender email.

“There’s a contact name.”

Sandra leaned closer.

“Who?”

“Martin Cole.”

She frowned.

“I don’t asked.

“The application lists a secondary contact.”

He turned the page.

Not a co-borrower.

A reference.

Name: Peter Lang.

I knew it immediately.

Arthur’s former business partner.

The man who had once owned this storage facility.

Sandra recognized it too.

“Uncle Pete?”

Not an actual uncle.

One of those family friends who acquired the title through decades of proximity.

Peter had attended birthdays when Roy and Sandra were children.

He had been at Margaret’s funeral.

He had visited Arthur after the cancer diagnosis.

I had met him only twice.

“Why would Peter help Roy borrow against Arthur’s rented the unit before the fight.”

The manager later confirmed it.

Arthur and Margaret had rented unit 214 almost twenty-four years earlier. Peter sold the facility afterward, but the Mercer Family Trust retained the unit.

The connection might have been coincidence.

But Peter Lang’s name on Roy’s loan application was not.

Bennett called his office.

No answer.

He left a message.

Then he called the lender.

That conversation lasted nearly twenty minutes.

We waited beside Margaret’s belongings.

Sandra picked up an old photograph.

Arthur and Margaret stood beside a lake.

Young Roy sat on Arthur’s shoulders.

Sandra, perhaps eight years old, held a fishing pole backward.

She laughed once.

“I remember this.”

I sat beside her.

“Where?”

“Lake Crescent.”

She showed me the photograph.

“Dad fell in ten minutes later.”

“That sounds like him.”

“He blamed the dock.”

“He blamed objects often.”

She smiled.

Then the smile disappeared.

“I spent years thinking you took him away from us.”

I looked at the photograph.

“I know.”

“He never stopped being our father.”

“No.”

“I stopped showing up like his daughter.”

I did not answer.

She folded her hands.

“Did he complain about me?”

“Sometimes.”

Her mouth tightened.

“Did he hate when I came over?”

“No.”

“Even after the silver?”

“He was angry.”

“That isn’t what I asked.”

I looked at her.

“He watched for your car.”

Her eyes filled.

“Why?”

“Because he loved you.”

She wiped her face.

“I made that difficult.”

“Yes.”

The word surprised her.

I did not soften it.

Love did not require lying.

Across the unit, Bennett ended his call.

“The lender remembers the application.”

We stood.

“Roy never received the loan.”

Sandra exhaled.

“Because the title didn’t transfer?”

“Correct.”

“What did Peter do?”

“Provided a reference and apparently introduced Roy to the lender.”

“Did he know Roy didn’t own the house?”

“That is unclear.”

Bennett looked at the application.

“There’s something else.”

The lender had retained email correspondence.

One email from Roy stated:

My father has agreed.
