went directly upstairs.

The blue folder sat in Harold’s evidence bag because we had begun treating everything Leon touched as potentially significant.

He opened it of paper was a folded sheet no larger than my palm.

I sat down.

Twelve years.

It had been in my bedroom for twelve years.

Harold unfolded it.

The heading percent.

Toby stared.

“So Dad really owned thirty.”

“Yes.”

“Then Evelyn couldn’t transfer his agreement.

“To whom?” I asked.

Harold turned the page.

The forty percent had been divided.

Twenty to Jonathan Voss.

Ten to Evelyn Reed.

Ten to Avery Monroe.

That explained Monroe.

He was not above Jonathan.

He was an owner.

One member of the network.

Toby pointed.

“Then Jonathan had thirty-five percent total.”

“Yes.”

“Dad had thirty.”

“Yes.”

“Nearly equal.”

Harold nodded.

“And Leon’s road prevented the development milestones that would have allowed Jonathan’s purchase option to activate.”

Now the conflict was painfully clear.

Leon was not an outsider interfering with Jonathan’s project.

He was one of North Cape’s largest beneficial owners.

He had discovered fraud inside his own investment.

He blocked the road because the project depended on false valuations.

Jonathan needed Leon’s share transferred to Evelyn so he could control the company.

When Leon refused, they forged the transfer.

Everything after that had been maintenance.

Preserving a lie.

Helen sat at my kitchen table.

“Turn it over.”

Harold did.

More handwriting.

Leon’s.

If this page is needed, assume North Cape records have been altered.

Below that:

My interest has never been transferred.

And beneath it:

Upon my death, beneficial interest passes to Mara Huitt under spousal succession clause.

I covered my mouth.

Leon had known.

Not necessarily that he would die soon.

But he had prepared.

Harold read the final paragraph silently.

His face changed.

“What?”

He looked at me.

“Leon included instructions.”

“What instructions?”

“If North Cape or any successor entity attempts to obtain the Huitt access corridor through fraud, coercion, or undisclosed related-party transaction…”

He paused.

“The Huitt beneficial interest converts into a voting block with veto rights over Raven Creek redevelopment.”

Toby stared.

“What does that mean?”

Harold almost smiled.

“It means Mara may not simply own thirty percent.”

He looked at me.

“She may possess contractual veto rights over the development itself.”

I sat back.

For thirty years, Jonathan had tried to acquire the road.

But even if he acquired it through ordinary purchase, Leon had created another barrier.

Me.

The scheme required not only my land.

It required my consent as North Cape’s successor beneficiary.

That was why forged documents mattered so much.

That was why Sherry’s attempt to position Paige inside the trust mattered.

That was why Toby had been made to look financially irresponsible.

If I died or became unable to act, control might shift.

If Toby appeared unsuitable, Paige could be positioned.

And Paige was someone Sherry believed she controlled.

The entire modern scheme finally connected to the old one.

Toby understood too.

“This is why they changed the beneficiary designation.”

“Yes,” Harold said.

“Not just to steal trust money.”

“No.”

“They wanted someone they could influence controlling Mom’s interests.”

“Yes.”

Toby sat.

The revelation hurt.

Because his marriage had been turned into a potential corporate pathway before he or Paige understood there was a company involved.

Helen looked at the schedule.

“Leon knew they would come through family eventually.”

I remembered Gregory’s notebook.

S.L. suggested family angle later.

Sherry had suggested it decades ago.

Maybe she did not know exactly how it would unfold.

But she had planted the strategy.

Wait.

Watch.

Use family.

Harold photographed the schedule.

Then his phone rang.

He answered.

Listened.

His expression hardened.

“What?”

I asked.

He ended the call.

“Jonathan Voss has been detained for questioning.”

“Not arrested?”

“Not yet.”

“And from Collins.

He read it.

His face changed again.

“What now?”

“Investigators searched Calvin’s them?”

“Apparently.”

“Then we have everything.”

Helen shook her head.

“No.”

We looked at her.

She tapped
