you.”

“She gave me the number.”

He exhaled.

“What did he say?”

“A lot.”

“Did he tell you he ruined us?”

“He told me he gambled.”

“Did he tell you he borrowed against the house without Mom knowing?”

“Yes.”

“Did he tell you he kept relapsing?”

“Yes.”

“Did he make himself sound wise?”

“No.”

That silenced him.

“He said you learned something from him.”

Mark gave a bitter laugh.

“I’m sure he enjoyed that.”

“He said you learned to treat consent like a problem to solve.”

No answer.

“Is he wrong?”

Long silence.

“No.”

I closed my eyes.

“I hate that he’s right.”

“I know.”

“He doesn’t get credit for understanding damage he caused.”

“I didn’t give him credit.”

“He will think you did.”

“That is between you and him.”

Mark breathed out slowly.

“What else?”

“He said you called last winter about the Westchester house.”

“Yes.”

“He said no.”

“Yes.”

“And you still included it in the memo.”

“Yes.”

“Why?”

“Because I thought he’d change his mind.”

Again.

There it was.

Mark spoke before I could.

“I hear it now.”

“What?”

“The pattern.”

I stared at the phone.

He continued.

“I really do.”

I did not know whether to believe him.

So I said the only thing that felt safe.

“Then prove it in what you do next.”

He went quiet.

“I’m trying.”

“I know.”

After we hung up, Helen called.

The separation draft was ready.

So was something else.

“I reviewed the Westchester trust,” she said.

“And?”

“There’s a provision you should know about.”

“What?”

“If Mercer Consulting defaults on obligations connected to the property without Richard’s consent, certain control rights revert.”

“To whom?”

“Richard.”

My stomach tightened.

“Does Mark know?”

“I assume so.”

“Why does that matter?”

“Because the three-property financing plan could have given Richard leverage over the house again.”

I stared at the memo.

Mark had been willing to risk restoring control of the house to the father he distrusted in order to save his company.

Another emergency.

Another consequence pushed aside.

Then Helen added, “There’s something else.”

Of course.

“What?”

“The trust was amended last year.”

“By whom?”

“Mark and Diane.”

“Why?”

“It added Harbor Ridge as a potential beneficiary under certain conditions.”

I went cold.

“So Diane could benefit from Richard’s house too?”

“Potentially.”

“When was the amendment signed?”

Helen checked.

“Two months before Harbor Ridge bought the Connecticut property.”

I stared at the date.

This had started before the townhouse.

Before my condo became the obvious target.

The family had been moving pieces long before I understood there was a board.

Click here to continue reading: PART 19: The Westchester Trust Amendment
