everyone.

She turned toward me.

“Dad.”

“Yes?”

“Did you transfer Rosenberg to me partly because you were angry at Richard?”

I stared at him.

“Why?”

“Because they’re underpaying you.”

“You mean because you might make more from the competing group.”

“That’s not the only reason.”

“But it’s one.”

“Yes.”

Richard spoke.

“If you sell, you could do?”

Melissa looked around the room.

“I’m not selling today.”

Daniel exhaled in relief.

Richard’s face fell.

Then Melissa continued.

“And I’m not rejecting the offer.”

Everyone stared at her.

Larry almost smiled.

“What does that mean?” Caroline asked.

“It means I asked Larry whether we can request a short extension.”

Richard looked at him.

“Can we?”

“The developer agreed to seventy-two hours if Melissa signs a confidentiality and no-shop provision.”

Daniel immediately objected.

“Absolutely not.”

Melissa turned.

“Why?”

“Because another buyer may be willing to pay thirty.”

“Do you represent that buyer?”

“No.”

“Have you spoken with them?”

Daniel said nothing.

Melissa waited.

“Uncle conversations.”

“With who?”

“People.”

Richard laughed bitterly.

“Of course.”

Melissa leaned forward.

“What conversations?”

Daniel looked trapped.

Finally he said, “A private-equity group has been assembling property south of the corridor.”

“Do they want Rosenberg?”

“Yes.”

“Have they made an offer?”

“Not formally.”

“How much?”

“They discussed thirty million.”

“Discussed with whom?”

Daniel hesitated.

“With me.”

Richard stood.

“You’ve been negotiating Dad’s land?”

“Sit down.”

“I’m not sitting down.”

Larry’s voice cut through the room.

“Richard.”

Something in his tone worked.

Richard sat.

Melissa looked at Daniel.

“Why would they negotiate with you about land you never owned?”

“Because I knew the family.”

“You mean you knew how to influence Dad.”

Daniel said nothing.

Melissa continued.

“What did they promise you?”

He looked toward the window.

“Access participation.”

“How much money?”

“I don’t know.”

“Estimate.”

“Maybe two million.”

Richard swore under his breath.

Daniel shot him a look.

“You’re hardly in a position to judge anybody.”

Melissa raised her hand.

“Enough.”

The room quieted.

She looked at Larry.

“If I sign the seventy-two-hour extension, can Daniel speak to the competing No.”

Melissa nodded.

“Then I’ll sign.”

Daniel’s face darkened.

“You’re making a mistake.”

“Maybe.”

“You could lose four million dollars.”

“Maybe.”

“You don’t even understand what you’re doing.”

That sentence changed the room.

Melissa looked at him for a long time.

Then she said, “That’s what all of you kept saying about Dad, isn’t it?”

Daniel froze.

“That he didn’t understand.”

Nobody spoke.

“So you hid information.”

She looked at Richard.

“Made decisions.”

Then Caroline.

“Moved money.”

Then me.

“Transferred property.”

Her voice stayed quiet.

“All because each of you thought your judgment mattered more than somebody else’s consent.”

I felt the truth of it.

Even when my motives had been better, I had done it too.

Melissa signed the extension.

Larry witnessed it.

The twenty-six-million-dollar offer would remain open for seventy-two hours.

No other negotiations.

No pledges.

No family interference.

For the first time, Rosenberg was temporarily outside everyone’s reach.

After the meeting, Richard asked Melissa if they could talk privately.

She agreed.

They stood in the hallway.

I remained in the conference room but could see them through the glass wall.

Richard spoke first.

Melissa listened.

Then she said something.

Richard’s face collapsed.

Not anger.

Grief.

A few minutes later he came back inside alone.

“What did she say?” I asked.

He sat.

“She asked how much money I personally have.”

“And?”

“I told her.”

“How much?”

“About one point eight million liquid.”

I stared at him.

“You had one point eight million dollars when I asked for thirty-two hundred?”

His face closed.

“I had access to it.”

The distinction was meaningless.

“Why didn’t you help me?”

He looked at his hands.

“I was scared to break the liquidity covenant on the deal.”

“For three thousand dollars?”

“It wasn’t the amount.”

“What was it?”

“If I started making personal withdrawals while financing was unstable, I thought I’d lose discipline.”

I almost could car.”

“Yes.”

I sat back.

“What did she say to you?”

Richard looked toward the hallway.

“She said if she helps my company, she will not give me money.”

“Then what?”

“She wants to buy it.”

I frowned.

“What?”

“Not all of it.”

He looked stunned himself.

“She asked Larry whether Rosenberg’s sale proceeds could be used to acquire controlling debt if the company defaults.”

I turned toward Larry.

He did not deny it.

“Is that possible?”

“Yes.”

Richard laughed without humor.

“My sister might end up owning the company I begged you to save.”

Melissa walked back into the room.

She heard him.

“I don’t want your company.”

Richard looked at her.

“Then why?”

“Because two hundred eighteen people work there.”

He stared.

“And because,” she continued, “if somebody has to decide whether you keep running it, I’m not sure that person should be you.”

He flinched.

Melissa sat beside me.

Her phone buzzed.

She checked the message.

Then her expression changed.

“What?”

She turned the screen toward Larry.

An email.

From the current developer.

Larry read it.

His eyes narrowed.

“What is it?” I asked.

He handed me the phone.

The developer had discovered a previously undisclosed easement claim across the southern edge of
